Ok after i found bigger pockets i took action and rented out the miami house for 1150 a month i purchased a home a block over with plans to rent it out by aug 2016 after a value add it is currently a 2 bed 1 bath 1200sqf home, i plan to make it a 3 bed 2 bath and rent it out , this is named the blue house because when you see the mls photos it looks very blue.

It is a handsome house; I've admired it for the over ten years that I've lived on this block.

They will only accept properties, where there's not one boarded up or vacant house on the same street or within a certain number of blocks. 

The only reason I feel comfortable buying rental houses there is because I'm very familiar with the neighborhood and I know how to identify good (but still affordable) blocks. 

I've never been to the city you mentioned, but I know if my home city just a few blocks in one direction or another makes a world of difference.

I mostly invest on the east side of Aramingo and that's a totally different world for only being a few blocks away.

People blue collar moving to white collar...no cars on blocks, mostly groomed lawns.

We have an opportunity to support lobbying efforts to enact changes that will be good for the community and to block proposed changes that could be detrimental.

Not an area that will come back anytime soon (St Louis is block by block and some blocks in that area have potential but this wasn't one of them).
