I submitted a low ball offer to the court - the property was in bankruptcy.

That deal took a few months just to get them to contract as they were going through a bankruptcy and other issues.

A big road-block though I have is my bankruptcy record which won't go away till January 2019 so I'm pretty sure that will take a big hit when I try to get loans prior.
