thank you and sorry for being vague, ok here it goes the seller of the property is in jail owns the property free and clear has about 55,000 in back taxes the 2009 taxes were sold to a tax buyer I'm redeeming those to keep the property once he signs over the deed to me by the end of the month, it needs about 120 in repair and can be sold for 250 that would be a 50,000 dollar profit however it is 5 bed rooms and 2 bath so possibly more, the deed is being signed over to me for 5,000 only to be paid after the house sells

I would replace the counter top for personal reasons but again it will not increase rent.I would defiantly put in a closet and there by add a third bedroom, I do not understand the purpose of the sky light and would not touch it.Adding a third bed room is the only improvement that will warrant higher rents and is relatively inexpensive.
