Inspector came back with a lot of subjective opinions, such as the deck MIGHT not be permitted, the washer and dryer work but look old and will likely need to be replaced/are due for replacement, etc.

I bought a washer, fridge, another fridge, hot water heater and a central heat/air system; all to use in my rentals. 

So the amenities she is given is a parking spot, washer/dryer access in our basement and of course her own apartment with dish washer (not common from what I've seen).

For my wife it was her $1k+ sewing machine.  

Basement with 2 coin washers and dryers.

If it is an addendum, couldn't you expect the seller to fork over the money after closing much in the same way you expect the seller to leave behind the washer and dryer if that is in the contract?  

It really doesn't NEED work but for instance it has no washer and dryer, garage/storage place old cabinets etc.

I am hoping someone could point me in the direction of where to get a coin operated washer and dryer.
