Moorage must be paid on the vessel when in port whether or not I'm on it so I just find it easier to stay on it year round.

Real estate has been good to me all these years but yes there is much more to life than worrying about cash flow and rentals tenants and stuff.. keep your perspective.We live in the Jet age for 750 bucks you can be around the world in 15 to 16 hours.. all these people that get so focused on being retired or living on their rentals AS soon as they can to me they miss many of the pleasures of a rounded life.. hopefully if they do achieve their dreams they will stop and smell the roses.I had one guy on BP write me a private message one time and said I post to much and I just not have a life.my reply well maybe so from his perspective but in the last year I have been to Isreal Thailand Hawaii 2 times London British Columbia to fly fish and about 12 other locations in the US ( those are primarily business) so don't let the peanut Gallery here on BP bug you !!!

I know a guy who rents out two tiny "eco pods" about 100 sq ft each that dont even have a kitchen for more than double the going rate of a standard home in the area and he is between 80 and 100% book year round.

Hard to say exactly Leslie If you look below you will see it was smart shopping that helped. the faucets cost not much more than regular because I sought out clearance and odd lot dealers, goose neck faucet 129 water fall faucet 39 from amazonrainfall shower head 39 from amazonI spent 900 for both laundry center functionality wiring and plumbing and retrofitting the preexisting closet to function as a portal for the laundry center plus 400 a piece for each stack washer dryer from scratch and dent supply house.the most money over builder grade was the under cabinet lighting which was relatively cheap about 20.00and perhaps the fancier vanity lighting and living room and kitchen lighting purchased from odd lots 10 bucks a piece retail value 60-100 a piecelaminate over carpet was actually a bit of a savings.so overall maybe 1500 over normal renovating costs for both units.I purchased oops paint so I saved there.worked side by side with the contractor hands on in the dirtto save money and learn at the same time.and countless hours working on the design elements.on one unit I repurposed a track light and hung it as a vanity light it looked awesome and cost me $5.00I bought a round mirror from ikea for 14.00 so no extra money thereput a glass shelf underneath total cost for bathroom remodel not including vanity $ 27.00

Section 8 tenants have the golden ticket, because often they dont even pay, and section 8 inspects so if they destroy my place they run the risk of loosing their voucher.
