Once you have the inspection in hand, you can use that as leverage to request cash back for repairs off the purchase price, or you can ask for some items to be fixed by the owner prior to purchase.

There are different loan programs that only request 5% or less as a down payment. 

Hello @Thomas Vida, in my opinion this is all around a ballsy request by the tenant.

The SDIRA custodian has been resistant saying they don’t sign documents of this nature and the request is highly irregular.

I'm going to make sure when a tenant moves out that in my list of items for move-out I state we are not liable for any packages accidently sent and request they update all of their online shopping addresses.

Jason,You have (90) days to occupy unless there is an "extenuating circustance" and renters unfortunatley fall under that reason so (Good & Bad) you would just have to show the proper procedures (court request to vacate) if the lender requests reason or letter of explanation.
