Other options (panel board for example) might be a little more durable, but they will probably look strange and will be much harder to repair when the inevitable hole/damage occurs.I'd focus your time and effort on doing quality work on the front end and paying folks who know what they're doing.

It is just a carefully planned process.Bought a 2 bed 1 bath layout in Leimert Park (average price point as of Jan 2023 is $1M), remodeled the existing 1924 craftsman bungalow plus added a 3/4 bathroom/HVAC/200amp panel.

.)- interconnected smoke detectors- bedroom windows- proper plumbing ventilation- separate controllable heat sources- access to electrical panel controlling suite for tenantetc..One thing that I do NOT like about the new bylaws is that work must be outsourced to a licensed contractor.

Here are the raw numbers:- Average price for the area is $131,000-Under contract for $82,500-conventional financing with 20% down, 5.8% APR-Average rent is $1100/monthThe property definitely needs some repairs, but we didn't find any red flags in the inspection report (needs some electrical work, but panel is ok, roof is ok, foundation is ok).

To answer your questions from the previous posts: 1) Yes, same year for improvements as purchase (2022)2) Improvements- floors, drywall (demo'd the old wood paneling), open floor plan, new doors, new paint inside & out, etc3) Yes4) Yes, contracted FYI I will seek professional advice so I am certainly not holding anyone to this.

Extra caution should be used when making any additions or changes to this wiring.The main electrical panel box appears to be new and recently installed, however it is very loose to the wall where it is attached to deteriorating boards and also has rust on the lugs on old breakers installed inside.
