Also used the HP 12C long ago, but prefer the BAII.I have not used Excel but understand it's very good, my last cell row program was in the early 80's, my BAII was much faster and using my head.I have never used any BP calculators, haven't even checked them.

As others point out, they may have more money, cheaper money, better vendors/contractors to do better, faster work cheaper but, if you are a mom and pop player with the intent of buying at the courthouse steps and you have the money to do it, go for it.

You could simply wait it out, and slowly build the capital to do something else, but I'm guessing that you want to go faster (two deals in two years is fast for a new investor who is self-funding).I'd be happy to talk to you about this with more specifics, if you have the time or the inclination.
