The problem is we have no idea of the number the bank is actually going to list the property at, when the property is going to get listed (2 days, 2 months...) and they almost NEVER entertain an offer before the property is listed.

A couple rule's of thumb that are talked about a lot on BP but also personal parameters, the $100+/door monthly CF and >10% COC ROI to entertain a property.With just closing my first deal as well it was drilled into me by a couple mentors to make the first deal a great deal, not to rush the process despite the eagerness.

Everything looks pretty sound though it will need floors cabinets and paint for sure maybe a roof repair(something looked a little fishy in one spot).starting bid is 90500reserve is at 120500arv would be 160-220kfinanace company bought it from sherriff auction for 72k.no one seems to be showing interest in it so i feel like i can put in a 100k offer and if no one else bids they may entertain my offer.If I were to bid I would find a private invester(probably my father in law) to borrow the cost of the auction from.
