It means nothing other than you have a dispute to the bureaus on your hand however, I might leave well enough alone because it would appear on the surface that their mistake artificially improved your credit profile.

Recording provides what's called constructive notice.Clearly if someone had bought the property and took possession, ie moved in, you should pursue extended title insurance which I believe covers 'property inspection' to assess possession issues.I'm hopeful that someone else will chime in to confirm or dispute my statements.

In the similar case of advertisements of deals or bargains, a general rule is that these are not contractual offers but merely an "invitation to treat" (or bargain), but the applicability of this rule is disputed and contains various exceptions.In certain circumstances, an implied contract may be created.
