We spend $1,000 to clean, touch up paint and clean up the yard.

That covers repairs, carpet/tile, clean up, and paint.

@Matthew RenselWould be helpful if you summarize the coverage you haveOtherwise:  Construction policies, cleanup, deductible levels, definitely get the income loss, D&O, make sure you have a business travel or commute coverage - you send someone for a bucket of paint and they get in a wreck, your regular policy might not cover. 

Another major problem I have had personally in the past in apartment communities is the dogs were always taken out in the common areas to relieve themselves and the owners (my renters) would not take the time to clean up after them then the tenants without the dogs would come along and have to deal with dog **** all over the yard and you can imagine that is not pleasant.

I have a STR down there & drove down the day after Ian to clean up the property.

@Joshua Adlam We posted the notice on December 9th asking her to clean up the apartment and we would be back to inspect it on January 11th.

Your credit should  clean up quickly maybe have it all done in 3-6 months. 

In any case, the WHOLE POINT of my encouraging message has been depleted thanks to the derogatory remarks, and especially the disgusting words that are completely unnecessary from @Jim K. the fact that you even think so lowly is far worse than bringing a $5 sub into a restaurant. 

If someone isn't a pro and has lots of items in incorrect categories, or the books need a few hours of clean up work...that's going to bump your bill to higher than if you didn't have QB at all.
