We have contracts on 3 more and all three are overwhelmingly doing more on VRBO than AirBNB.I hear similar things from almost all owners I connect with who do not use PMs.I can only guess that VRBO is stronger amongst the demographic that rents in this area and it has more listings.

In terms of investment sales, holding seminars or information sessions targeting specific demographics that are likely to invest in real estate is a great way to provide value and hopefully capture some of that market share.

That is a big reason why analyzing the market and its socioeconomic and demographic trends is so important, those trends can tell you everything about what to expect. 

So you really need to look at where your property sits and the demographics in a 1 mile radius to see options.

And I have also been studying the demographics of Ohio to determine the cities, but the best way I am going to find the real scoop on the market is establishing a team that is more familiar with the areas.

As far as demographics, I've typically seen single folks or older couples who downsized.

Your market is much better than mine, do your research on neighborhood, demographics, schools, etc...do your research, explore the forums, but don't wait for the market to cycle. 

You have a lot of choices as far as demographics, property type, equity...Personally I would recommend just checking it out.

On trulia there is a demographics breakdown tab in which you can access upon viewing a particular property.
