If someone has a sporadic employment or tenancy I'm sure any good landlord would dig deeper either into social media, their bank statements, verifying employment, inspecting the condition of their car, or even requesting a walk through of their current residence.

And my father went into the hospital and was going to need a new place to live and i thought the lower unit, but it had a stand up shower ans he needs a tub, so dig a litter deeper int the bathroom and find mold and water damage.

Not trying to be negative, but there's not a ton of ways to get out of this that don't involve cutting your losses right now before getting any deeper, or bringing on a partner who will help finance the construction in exchange for equity in the house/company.
