Capitalism at it's most basic would dictate a correction of some sort -- an increase in supply, movement of consumers, lowering of expectations, decrease in price, etc.My primary concern at this point is what will the banks do over the next year or so -- THEY remember the bloodbath, even if it's faded from the memory of the average consumer.

@Jay Hinrichs Jay I have considered many times to take out a couple of mortgages on my debt free rentals, but no matter how many good reasons to do that, it doesn't erase the memory of what can happen in a market crash.

We do have some businesses popping up in the last year or so highlighting the town, ie. craft cidery, winery, couple restaurants, etc. 

Those experiences have taught me to screen tenants, craft leases, handle tenant drama, estimate repairs and know if houses are up to code or not, if they are not, Im able to estimate costs of items in our area and share how much approximately clients will have to pay to make it right.

My memory is fuzzy but this is close enough.  

I know FHA had (or may still have) a non-occupant co-borrower program that would be about right for this, but if my memory serves me correctly, the parties would have to be related.

I think real estate is the best way there is to craft a comfortable future for yourself!
