I just need to know if it's a bad idea to hold onto your house if the rent will only cover mortgage or possibly be lower than your mortgage cost. 

Determine what your insurance covers.

I like your idea of short term rentals as I'd love to buy a place that I can use from time to time while having the mortgage covered with the rental income. 

I would tell tenants you are putting up fake ones and then you are covered, just do it in an email or something and you shoudlnt be liable for anything since they knew and it wasnt part of lease agreement.

Now they are saying that since then, because the contractors didn’t cover the drain, dust got in and the tub has been slow moving.
