I don’t own vacation properties but I would think you’d have a lot in hiring somebody to clean and flip the property in between each vacationer.Either way the answer is in the numbers.

Unit 2 - 3/2 with older disabled lady, 20 something daughter lives with her. small lap dog as well. shes paying 889 a month. resident for 12 years. pays on time. nice and unit is well kept and clean. daughter and dog not on lease. month to month lease. fixed income. uses a walker. mentally sharp. havent seen credit or BG yet.Rental Comps are 1200 to 1400 a month. both units are well under market rents.

I find it useful to have a couple people that will remove old flooring (carpet, vinyl, etc), clean out crawl spaces, repair insulation, lay down vapor barrier, haul off junk, remove fencing, paint decks, low skill landscaping, etc.The best method I've found is posting free stuff (used appliances, old fencing, and other stuff) on CL, then identifying the good character workers to do other work for $15 hour.
