I've told my PM "I never want you to replace carpet, if it needs more that cleaning, call me because I'll want to put either tile or vinyl planks in the unit". 

For a rental I'd ditch the laminate and go with Allure vinyl plank flooring from Home Depot.

What has been replace, are they copper, pvc?

Once you have a chance to give it a good crawl through, let me know things such as:1) Foundation (rubble, brick, block, poured, encased rubble, etc)2) Framing - ballooned framed, western platform or something else3) Wall section:Cladding - brink veneer, clapboard, shakes, masonite, vinyl, multiple layers, etc;Outer sheeting - plank (square milled or live edged); plywood; OSB; hardboard;Insulation - None, R5 paper-backed rock wool; R5 - R8 fibreglass; blown; UFFI; etcWindstop - is there a layer of lath-and-plaster in the wall cavities;Vapour barrier - is there one, is it paper or plastic.  

Rents are close to market rents...could be bumped up but these are good tenants.Property is in good shape and is in no need of any immediate face lifts (no tuckpointing, minor roof work, windows 2008 double-pane vinyl, electrical updated and utilities separated). 

If you go with a box store (I use Home Depot) just buy the windows, supply the contractor yourself, you will have better control over quality and costs this way.Oh, and now I always put in new vinyl windows(cheap off shelf). 

We want to focus on low time and maintenance, attract longer-term renters, and the ability to sell easily when/if necessary, so we focused on newer 3/2 single family detached, brick or vinyl in decent neighborhoods in higher growth areas.

Put in vinyl plank flooring -- it has many advantages over laminate.

White vinyl, they are never used.
