Hi BiggerPockets Community, my name is Josh Deno and I have been hiding in the corner for a few months browsing, listening to podcasts, and reading as many real estate books as I can.   

I did a quick drive by walk around before bidding and actually found some more issues that I think the bushes were hiding before.

One tip is when you set the due diligence phase have  a clause in the contract that due diligence starts once ALL items listed in the PSA contract are given to buyer.Some sellers are just lazy with getting things together or intentionally are hiding something and wait until the last few days or week in due diligence to hand something over.

If you need to finance it you do it before it's in the trust.The land trust is considered personal property, and it's not registered anywhere.You can then move the land trust into an entity.Folks also suggest that it can be used to hide ownership.

Since I have nothing to hide I did not mind providing the required information. 

I've gone away from installing hanging mirrors in our rentals as they have a way of finding their way off the wall with tenants.For Laminate Countertops we use Milano Quartz 4726-52, looks FANTASTIC and hides USE/ABUSE very well, be sure to get the -52 "Quarry Finish" as it holds up better than the standard laminate finish -60

And since they appeared to be hiding it (no disclosures), it made us worried about what was under those new laminate floorboards.We're not afraid of known problems; our first property was a fixer upper.

From now on its all about marketing sales and more marketing and more sales training... you have to circulate to percolate in the belly to belly business that RE sales are.don't hide behind text messages  e mails and the like..

I too bought an estate and it was delayed for 4 months while looking for an heir that was in hiding, needless to say they had a judge rule that all possible attempts were made to contact so proceed with liquidating the assets. 

And as Rick H. tried internet found a bunch of stuff but nothing in the last 1.5-2 years, and like the approach if negotiating the "remain in hiding" angle if I can track him down...Thanks.
