You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Who pays for a broken dishwasher, clothes washer or dryer, or refrigerator?

It was her primary with a roommate until she moved in with me, now it is rented fully.

Only problem is today was her last day before being late and tomorrow I have to serve her with a 3 day notice to pay or quit.

She didn’t pay rent, was in the way of the contractors, wouldn’t throw her garbage away and even after we got her out (cash for keys) she kept coming back.The renovation plan: The initial plan that was submitted to the bank was to completely replace all cabinets, open up (knock out walls) the upstairs kitchens, build a dividing wall (unit 2), new flooring, majority of the windows, trim, plumbing, move sink and washer in dryer in the downstairs unit, rewire electric downstairs, sheet rock ceiling downstairs (was push tile ceiling) and replace all bathroom vanities and bath tubs.

@Tony SanFilippoCat Pee Flip.. yup did a 4 br house,, the attached garage was her cat kennel.. pee up to the rafters.. and they got in crawl space from garage to behind the fire place.. so all the insulation between garage and house was reeking with cat pee and odor,, so off came the sheet rock between house and garage and interior on same common wall.. we had to Kilz the fireplace block up to the roof.. interior brick was ok but all way up to roof of garage was bad.

Even though I disagreed with this logic because it was her decision to leave, I could also understand her perspective and so agreed to this. 

Refrigerator, washer, and dryer are all gone.

Plenty of laundromats in low income neighborhoods, where people don't have washer/dryer in the building or in their unit.
