In short, Property A is larger and has a higher repair cost due to the high-quality materials than Property B, and in my opinion, Property A is not suitable to be a rental if you want to reduce the upkeep cost and turn around time for a new tenant.Both properties are located in good locations (close to schools) and I have rented out Property A before but due to property damage from the tenants, and the high cost of materials and custom features of the home, we decided not to re-rent this property and make it our primary resident.

If the shower and ADU don't have permits, the thinking should be it was not confirmed the unit is suitable for habitation.

Not to mention a lot of visitors to the Valley want to plan way in advance, and need to book farther out than that.I few things that could be improved to make it more attractive: While the house is clean and tidy, it looks very sparse.

meant to say market started rebound on last week of Jan, the last "excellent good time" to buy was in november and december, when there's only one visitor visiting an open house, in janary average group visiting open house is like 30 groups, very different environment now, price is already melting up.

Replacing the STRs with hotels can't/won't happen for a variety of reasons and since the locals depend on the visitors for their livelihoods, it wouldn't even be brought up at town hall meetings and I'm sure the thought would not be tolerated anyway.Your bigger concern should be your competition in running a clean, smooth, appealing, and enjoyable "experience".
