I think there are good deals to be had in any market, however, we have had a 10 year bull market in housing, and it seems like the multi-decade bull market in the bond market (where interest rates have continued to fall) may also now be over.To me, this is the time to be selective about deals, not to stretch to make a deal work.

He did try to rent the property at one point, but didn’t consult us and was unable to get a tenant in place.The one thing I did right was when I wrote the $10,000 check I knew I might not see that money again and even though it was a stretch at the time I felt I could afford to lose it if things didn’t go well.

Her hand is fine....A piece of crap colleague claimed he hurt his back trying to sit down in his chair because someone lowered it...funny thing is he never said anything to anyone and has had back pain ever day for YEARS prior to this, get's up and complains about back pain and does stretches daily for years in front of everyone...then claims his back pain is as a result of someone lowering his chair.

It took 3 months to finish and get tenants in there when we could have paid a professional and had it done in 1 month, the costs would have washed and we wouldn't have stretched ourselves (timewise) to thin.
