Maybe we can stretch our capital to do both.

I think there are good deals to be had in any market, however, we have had a 10 year bull market in housing, and it seems like the multi-decade bull market in the bond market (where interest rates have continued to fall) may also now be over.To me, this is the time to be selective about deals, not to stretch to make a deal work.

Evan,I did a very similar project in the Herron Morton Neighborhood and was fortunate to get my money back and I was using all of my own cash so there were no interest charges.Based upon my experience and the details of your situation that you have described, I would bail on this project.It may turn out to be a great project; however, you are stretching to get there which adds a great deal of stress to your life.I can share more details if you want to have a phone conversation.Chris

I'll stretch the definition of the so-called professional tenant; I guarantee I'd pass even the most stringent of this site's application standards.

Her hand is fine....A piece of crap colleague claimed he hurt his back trying to sit down in his chair because someone lowered it...funny thing is he never said anything to anyone and has had back pain ever day for YEARS prior to this, get's up and complains about back pain and does stretches daily for years in front of everyone...then claims his back pain is as a result of someone lowering his chair.

It took 3 months to finish and get tenants in there when we could have paid a professional and had it done in 1 month, the costs would have washed and we wouldn't have stretched ourselves (timewise) to thin.
