If you are ok with some risk take a 5 year ARM to maximize cash flow (vs a 30 year fixed), but keep in mind that you have a 50% chance that your tenant buyer is not going to execute and you need to go for another round before it may sell (keeping the deposit, so not so bad). 

I'll be honest, I personally have not executed what I am going to suggest. 

I've even got it typed into my purchase agreement and emphasize it before executing the agreement to ensure full disclosure.Thank you for the encouragement Karen!

The HMLs primary focus is on how sound the project is, profit margin (should they have to execute a timely foreclosure) and the demonstrated capability to service the loan -- down payment, cash reserves etc.

The execution doesn't work for me, but maybe might work for others.

If the tenant chooses to proceed, we execute a separate agreement and they pay the funds for restoration into a trust account before we proceed.Rarely does a tenant proceed with one of these requests - if they do, then the cost to us is nothing and one of our trades/subs makes a little.
