These market are great for appreciation because the towns are very desirable, but your cash flow is usually close to nonexistent.  

DuPont is a very desirable area to live.  

Your cheapest houses in Mville right now start around $60K and those are in the northern parts of the city which isn't as desirable as the southern parts.

Do you give gifts to mediocre or less desirable tenants.

Menomonee falls, west allis, Waukesha and more are all desirable destinations but the deal just has to make sense for me.

These thriving city centers also offer urbanites the ability to live, work, shop and entertain in close proximity, satisfying their desire for shorter commutes and greater walkability.

I must also add that we had friends in the area and when the local market (highly desirable ) failed to produce cash-flow, we didn't take a methodical approach of ever widening circles - - we jumped directly to where we could gain support.

Remain persistent and you will have all that you desire!  

To be honest with you, the agreement leaves MUCH to be desired.
