You're absolutely right and it really is sad because it's some of the most beautiful architecture out there and puts the development of the last 10 years to compete shame.

There is just nothing more sad to me than when a 60 something calls me up to start investing and he/she has been "thinking about it for years", or when I speak with people and they say that cant afford to invest.

That is sad reality.I know there are locals in Phoenix that witnessed the same things.
