A recession will only cause moderate fluctuations in rentals and for that reason having adequate reserves negates any issues with leverage.If financing is the cause of a failure in rental property investing during a recession you simply did not plan ahead.

I think the best you can do is to make sure thye keep their heat at a moderate level (not too high) and open their windows whenever it's not raining.

Meaning, it needs moderate to significant repairs, and the seller has no interest in investing in the house in order to sell it - and that is likely their fate if they try to sell on the MLS (retail).
