Find a mentor who has been doing what you're wanting to do!

I can use a mentor.  

Hi,How do I find wholesaling mentors in Boston?  

He's been my "mentor" for the last year and after seeing my success in purchasing several rental properties, he decided to let me manage two flips for him.

I would really consider an investor that is will to do a bit of mentoring as well to assist me in getting established and in return would be able to make profits off of our relationship.I'm asking the forum because I am limited to available time with regards to face to face networking.

But profits are also subject to Self Employment taxes, so there's plusses and minuses to both methods.The issue with taxes is that it is both an art and a science to maximize tax savings and balance other needs and it's really important to sit with a knowledgeable CPA and talk about your specific situation (not your friend's, not somebody else on BP, not your mentor) and have them help you design a tax plan built for you.  

I want to get into wholesaling(main reason I want to use that help break into buying commercial properties) but I have no clue where to start and I really need a mentor.

And as was pointed out before, you budget ZERO for capex, an absurdly low amount for maintenance on old houses in the North, you assume zero vacancy (even for tenant turnover),  your ARVs are not supported by actual comps, and your rents are, charitably, higher than most might expect to get.You don't even throw the "home warranty as a replacement for capex" stuff into those numbers.One wonders, if you are doing this sort of deal all day long, why you need to sell seminars and mentor services.

I'm learning a lot from this forum, the podcasts and just recently from the first Black Diamond Real Estate meeting here in Waltham that I attended.I'm looking for mentors in all fields.
