I'd get into your state's Housing Laws and go from there.Speaking in general terms, if the tenant doesn't show up the Land Lord wins the judgement and then you schedule the Sheriff.

This protects you from any title issues not caught on the initial title search.I would also search for judgements against the borrower.Make sure your note specifies you are not lending on a primary residence.
