Do things as quickly as possible, you may think we live in 2022 when you can just click a few buttons and it gets done instantly, but things still need to be tracked and people still need to be communicated with.

Getting the home that I want to live in along with $103,600 of instant equity.

The biggest question is what are you looking to do, whats is your strategy, end game...etc...do you want cash flow from rentals or instant gratification from a flip? 

If for some reason they did not already have an agent within that distance you would want to make certain your office was visible (google, maps, local directories, phone book, whatever) should they be looking for an agent to meet the banks criteria.Of course this is just logic, but you would be amazed how many agents its actually difficult to find.And as a related issue - if you are an agent - you should be able to Google your name and find your number instantly.

To me this seems like a win-win for both parties - I purchase a property at significant discount with instant equity and healthy cash flow, while they get to remain in their property.Am I missing something?

You and I have discussed this elsewhere, I think, but being a CPA gives you almost instant street cred.  

Buy 2-3 single family/condos at 80% to value in the 100k range, put some work into for instant equity and rent out at about 500 net profit a month.

Some people hang up on me on the phone maybe because they instantly knew I was a foreigner.  

As far as how to know you are getting a great deal on the MLS, the question is more do you know enough about your market to know a deal instantly?
