It would likely be better if the properties are kept to form an LLC as these can be flexible but keep your agreeements clear like Jon explains.

Don't visit the big guys they won't know what to do with you.Small local banks would all have Savings and Loan or Community Bank in their name.You will want to talk to their commercial loan department as this is where you will find the most flexibility and won't have to worry about DOS's.

When the property is sold, you split proceeds as agreed and that non-voting member is removed from the company and life continues.So, as to having one or two people in the LLC is really not the way to go, IMO, it shoulkd be set up to be flexible and admit others in different positions of authority as deals arise.

If the buyer uses another broker/attorney, I let them know that if they can't get the job done in the time allotted in the contract, I'm not going to be very flexible about extensions.
