The only way that I see this deal going down with me or any buyer for that matter is for the realtor to take stage left.

I have no clue what stage you're at in your ventures but just wanted to suggest you don't get caught up in all of the "business" side of things as procrastination to actually finding deals.

I do like to save money when I can but don't want to be bothered by excessively frequent problems. 

I used to contribute well above the 401k match amount, but have since diverted the excess to building a real estate portfolio.

I know this request is a bit off-topic (thus the category listing), but I have a friend who is looking to film an interview with a client in a partially completed commercial building (drywall or framed stage).

I had a warranty company in the first years on an out of state property but the consistency of poor service and excessive fees was ridiculous.  

That said, it sounds like you're past the stages where you're considering this property and have already acquired the building so I won't try to talk you out of it.

But to undersand how to do this you need to be down the road a few years and have expenses in excess of some amount as a percent of your income.  

Basically taught my wife and I tons assigned us to a area in our stage of MA and gave us a platform with access to a ton of leads.
