I think you have two very distinct things going on here.. you have folks that have no real formal real estate training and they are simply investing in rentals.. and then someone like me who is in the business owned real estate companies owned mortgage companies own's a building company .. and HML company.. all related to real estate but not one dime comes from rental income..

Not that I would advise you to put every last dime into a deal with no reserve capital left but a $75k downpayment for an investment property that you do not occupy would give you a $300k loan (I'm assuming a 25% down payment and a conventional mortgage). $300k doesn't buy much in this city unfortunately.

And in the vast majority of cases that compensation is provided by the seller.In what other professional services industry can you hire someone who is a legally obligated fiduciary, who puts tools and knowledge at your disposal, spends evenings and weekends showing you homes, writes any number of unsuccessful offers (in this market) on your behalf, and risks not getting paid a dime if their efforts do not deliver you a house you love enough to spend a third of your income on?
