I am from Spartanburg, currently living in Greenville, and have been a real estate investor since 2017. 

I'm working on a live and flip right now and besides living in dust and having to take it slow due to cash constraints haven't had any major challenges yet!

@Elizabeth Nolan, I certainly don't know your area, but I only see two items on your list that could potentially add any real value.Patio space: this only applies if there is not already any type of outdoor living space.  

Duplex have different zoning that may permit additional units.

HiI have been contacted by an assisted living company that is interested in renting my home to use as a small 4 client assisted living home.

One additional item is that I am planning to move out of my current residence no matter what, so will need to rent/buy for that.

Also, I've seen several property management companies in the area do a $75+ water / sewer surcharge per month, depending on how many people are living at the property, it can go up $25 or so.
