You are correct in that you should keep surfaces with lead based paint intact.

Here's a better deal, at least on the surface with doing zero due diligence on it or seeing either property, than the one you described.

Do you see 1031 buyers and or institutional investors that are buying these NNN deals digging that deep into the franchisees financials, or do they just skim the surface looking for sufficient liquidity?

Your strategy sounds great, really any step is one in the right direction, but frankly, so far, we have scratched the surface by using Craigslist in Ma., and a RE agent I know that isn't afraid of anything for the two NH props.

Prior to this past month, I had a surface level interest in R.E.I. and mostly focused on Financial Wellness as a whole.  

You may need a different surface prep due to end grain of the plywood or mdf substraight as it may need to be sanded.  

I have a tenant who is ready to surface all documents I'm asking for and ready to pay the asking rent.
