I have former colleagues that are in the same boat - one I'm particularly worried about that is in very bad health and doesn't have many options aside from his wife supporting him (and unemployment).Currently, this is my "pension plan".

I am in a similar boat.

My mentors and my masterminds across this country hope that the new government will be able to get rid of the muck in the Dodd Frank Act, especially the really mucky stuff that has to do with seller finance, and finance of motor homes, mobile homes, and boats, etc.

But there are a lot of variables, climate control, gravel/black top/ cement, how many units, boat/rv storage, etc... that determine how much a project will cost. 

Many are still in the boat of getting a large down, wait for your failure, take it back and repeat, like the rent to own bunch, but there are new laws that help with these types, it's best just not to go there. :)
