I’m advertising for rent $745 now and I was going to use rent refi since I already use it for another property but I have since gotten in contact with the lady who used to work for the brokerage and she still does management on the side.

The next customer that this crooked Contractor might end up screwing over could be a little old lady with only $30,000 to her name... 

The ladies at the assessor office told me that they didn’t have a list and that the only way is to look it up address by address.

What lady agents/investors do we have on here?

DOCUMENTATION is your friend.....document EVERYTHING.....The big issue is that this tenant is going to poison everything for your good tenant and you are at risk for losing them, so I would be very upfront, honest and appreciative to them being understanding while you try to deal with the other tenant.Got a lawyer.....yeah..... that's good one lady.....

In my small mountain town, most cleaning "companies" are still just a lady you find on FB who pays a few cleaners under the table. 

The cost segregation lady I spoke to did not say that at all re short term rentals.

If you are a single member LLC and you run over a little old lady while delivering material for the company, both you as the driver and the LLC as your employer are liable.

I responded that apart from my kid running occasionally we weren't making any noises and I had no idea what he was talking about.Fast forward to last weeked, his lady came over complaining about my kid running and that it was driving them crazy.
