Would the option also have an expiration date or last the life of the loan?

If you buy basic units, no frills, American companies (Whirlpool, Frigidaire, Maytag, etc) the machines will last years, repairs are simple and parts are everywhere.

I'm new to real estate(just started renting out my rental property last fall).

Finally got tenants in last month and this month I am told the septic is full and backing into the house. 

This is not applicable to sites like airbnb that collect and remit payment to us.We have had an INSANE amount of fraud in the last 6 months. 

But she told the last owner it was a break in. 

Let me give it a shot and see if I can shed some light on the subject since I'm both an investor and licensed GC in Florida and have built upwards of 20 new construction houses in the last couple years. 

I got the impression his partner wanted to do financing through them over 15 years and the main investor wanted to buy outright… i assume that’s why it fell through. if we sold the place to an investor, we’d need to sell outright and would need the money upfront (instead of financing).
