I understand that can mean heat is escaping but are the spots an insulation issue or likely a leak?  

I make them look nice by framing around the inside with 1x2, putting rigid foam insulation in and covering with bead board, caulk and paint and they look great and eliminate the air leakage from the cheap accordion fillers.      500 bucks and an hours work versus 6-8k. 

So the idea that real estate is insulated from business and stock market troubles is not true. 

Not much appreciation in Tulsa, but over 20 years those will probably be the biggest gains.The nice thing about Tulsa is it was somewhat insulated from the rest of the nation's market and remains relatively flat.

The 56 unit apartment complex that we built this year we used passive House design where we used to buy six on the exterior walls with 6 inches of open cell spray foam insulation.

Thanks city of Milwaukee, another 10k price drop to accommodate new hvac, going from the boiler system to forced air.All in all the work done to the property included:27 new windows2 new furnaces, ductwork and water heatersNew PEX plumbing along with accompanying fixturesDrywall work and insulation to remedy water damageNew roof (6 layer tear off)Refinished hardwood floorsNew cabinets, countertops, etcGutted bathroomsPaint abound Etc, etc, etcBeing the largest project I have undertaken, I ate two months of holding costs in getting the property ready for rent as I grossly underestimated the amount of time it would take to get the property ready.  

Most investors I talk to that are looking for safe more approachable markets are looking for 10% coc, 8% cap rates, positive population growth and history of insulation to a recession. 

Ideally you want an unused space away from the kitchen that is already within the square footage with insulated walls.

Could see recent sewer line work - i could not find permit for, hole in roof, very little insulation in attic but plenty of racoon stuff due to a 2 foot hole in back of roof over bathroom,  they had put new carpet and paint in all rooms except the bathroom which all sheetrock was pulled down, surround pulled out,  mold on vapor barrier and adjacent areas, floor rotted and a wonderful smell.
