I do like that benefit of renting out a single-family which is why I am entertaining it.

Lately, I have been entertaining the idea of going into commercial properties.

When considering a property, look at the immediate area for where someone might go to get to their groceries, dining out, entertainment, and shopping. 

Sometimes the listing agent will also check the financing box in the MLS the seller will entertain owner financing.

Not every lender will entertain the AIO mortgage, so we had to do a lot of research and figure out who could help us.

I generally look at class C to B- properties, and don't really entertain lower classes.

My wife and i want to fix up something ourselves to the best of our ability. we found a forclosure asking price 389k. i noticed that the bank took back the house for 354k. im sure its different everytime, but generally speaking, would the bank entertain an offer of 354k to get if off of their books?

Don't get me wrong, I wouldn't even entertain a $1k+ fee or dealing with anyone that asks for that or if the brokerage wasn't already set up with 3,000+ investors looking to fund.
