I am processing a tenant application. 1/3 of the income is coming from alimony and child support.

This time the wife sends my spouse a text on the last day of the grace period saying she couldn't pay rent because she had to bond her husband out of jail due to child support and could she give us 200 today and the rest on the 15th.

Previous/current tenants, insurance & banking people, box store workers, contractors, gym buddies, lots of folks looking for their first home or added/got rid of a child and want a larger/smaller one.

One of the two leasees is a teacher and has a first grade child in school.

My experience started when I was a child, my father would take me to the 38 units he owned to work on maintenance problems.

I have a young engaged couple with her child who are interested in renting my home.

But, an 18 year old is a child and can't be depended on and the mom does not make enough.  

Honestly, they should leave it to them at their death so the child inherits it at a stepped up basis(FMV on date of death).
