@Natalie Johnstone My former employer who was a privately traded company that owned over a billion dollars of real estate and had an ancillary management business with revenues that exceeded $100M annually would sometimes form entities in Delaware because business cases are tried in front of a judge w/o a Jury and case law that's applied to decisions is very well developed in the State.

Well since I spent the better part of 40 years in Bay area and 15 specifically in Napa Valley and the last 20 in Lake Oswego and have done a ton of business in Yamhill county and own property in mac and all over the foothills when I was logging.

If you don't fall within that category you either get caught up dealing with the BS minutia of the business or are reliant on outside PM's that eat away any margin because there is significantly more time that goes into operating Section 8 rentals and don't let the "guaranteed rent" make you think otherwise.
