The Southern portion of Irvington is not as well regarded and rents are lower than around Washington Street and directly North of that area to 10th Street.

However, getting from 0-1 is the hardest step in the journey oftentimes, so which direction would you point if you were me ?!

Or based on the initial estimate you gave them when applying?

IMO, direct REI is too much work to only earn the cap rate.

I will keep this in mind when I go to apply for these smaller loans.
