I can share some insight from the military side, as I have stayed in MTR (through AirBnB) for periods of TDY (Temporary Duty, assignments less than 6 months.).

Most likely we always had to "shore up" the frame and weight of the building with beams to just hold up the roof while we worked to replace the rotted timber.. it actually gets kind of dangerous at times.Moral of the story, peel off the veneer or sheet rock until you see no more dry rot, then you can estimate the cost

I think the easiest thing for someone off shore to protect a income producing property investment in the US.. is to buy quality to begin with.those that buy low end properties routinely get wiped out... this last month I went through a set of closings were I funded a local wholesaler who bought 20 some properties from AU investors for about 30 cents on the dollar of what they paid for them as TK properties.

Fortunately we have been in the same area for 12 military years, but hoping to rent to the more temporary military members in our area.
