In my opinion, this is an area where people run into trouble - a property cash flows at $200/month, until it doesn't flow at all because the roof blew off or the tenants left, and the resulting vacancy puts the owner in such a bind that they end up having to sell an otherwise worthwhile asset. 

I agree that it is worthwhile having the license training if you are serious in the mechanics of investing in real estate.
