The low down payment is great, but if you don't cash flow your COC return will be tiny.

The tiny cape (a 2/1) behind my home sold for $260k cash this spring and couldn't rent for more than $1,500.

I have heard of some people renting a tiny tiny tiny studio for $500 up in that area, so price wise I'd say you're good espically if there is parking.

That said, you can use the existing plans for a single family house, but they are a little tiny!
