It's always great when you think about it, of course, but if you ask any seasoned investor still in the game how their first deal was, I highly doubt that they can tell you that it was perfect by any stretch of the imagination and I'd be pretty willing to also say that they don't have it anymore.

I think there are good deals to be had in any market, however, we have had a 10 year bull market in housing, and it seems like the multi-decade bull market in the bond market (where interest rates have continued to fall) may also now be over.To me, this is the time to be selective about deals, not to stretch to make a deal work.

He did try to rent the property at one point, but didn’t consult us and was unable to get a tenant in place.The one thing I did right was when I wrote the $10,000 check I knew I might not see that money again and even though it was a stretch at the time I felt I could afford to lose it if things didn’t go well.
