Well cash flow isn’t much of a return driver so I’m more focused on forcing appreciation in growing areas.

Uber is already replacing drivers with automated taxis.

Well, that and the terrible drivers, but that's another story. . .

When I was first looking for such a location, I developed the following criteria:Sustained profitability - The property must generate a positive cash flow today and into the foreseeable future.Likely to appreciate over time - Properties appreciate in locations that have increasing demand, which is the key driver for sustained profitability.Located in an area where you can make money and business risks are low.

Brokers / agents think they are in the drivers seat on multi's in southern NH right now and they are jacking prices on eager investors.  

Say things like "skilled driver and 4 wheel drive capability is required to access property".

Just take the next step and start building your reputation, which will be your greatest revenue driver down the road. 

Driver around all the streets and look for vacant houses.

So I would get an estimate on repairs and demand either the driver (or their parents) or their insurance pay the bill.

I couldn't agree more with the foundational wisdom of understanding your "why", as we all have our drivers that push us forward...if we want it bad enough.Thanks for the inspiration!
