It is an interesting way to think about warranty as a type of "insurance", except that insurance doesn't seem to service the claim well when the time comes.

Multiple notices have been cited that I have already resolved, the most recent on the other hand, to me seems a bit out of line- I as a homeowner, chose the turf I wanted both in looks and cost efficiency for a large front lot close to 3k sq ft of front yard.

He let me put floors in during escrow so I could get the property appraised (this was risky without a contract), but he seemed like an honest guy.

We have found one that seems to be a great deal, but I believe that I have some calculating to do… 

Overall it seems pretty good, but I am curious about other similar options. 

So the question really is fix it and hold, or fix it and sell, which might seem reactive when viewed in the future. 

Seems to me like the pieces of the puzzle that you're missing are some of my stronger suits and the things I'm looking for (have no construction partner) are your forte. 

What type of properties are you interested in purchasing seems to be going after a very specific asset class purchase price amount.
