Mortgage, HOA, specials, taxes, insurance would be 1800 with 2600 income per month.Overall my thoughts are that the price is high for the rental value but it’s new and is currently rented which provides some stability and risk reduction since I can almost definitely count on rental income until the leases are up before I have to be concerned about vacancy or repairs (hopefully).

If a property owner chooses to use self management or participates in construction management the year bonus depreciation is used, that does not mean the property owner can t switch to passive investor status in subsequent years.Using Section 179 expensing and cost segregation remains as one of the best tax reduction strategies involving RE and STVRs in particular.

Maybe have all fees paid as a priority or preferred return out of profits, that way if there is a cost reduction issue, and fees have to be reduced, you make them up as priority payment from profits, then do the splits afterwards.You need to take into account imperfect execution scenarios, or market down turn scenarios.
