I did find out this morning that it is in Flood Zone X which is a moderate to low risk.  

My aunt @Karen Margrave is a Moderator on here and has been on me to join for years.

This requires me to rent too low to moderate income families and maintain the property to HUD standards for 20 years.

Then I buy up whatever I can and do a moderate rehab myself .
