I guess its like Victor said above.I looked in to Singal family (SFR) but there is more competition from home buyer and its harder to get a great deal cus they realy want that spesific home and will overpay just to get it...From my understanding there is more investors involved in a multie-family property and they all want a great deal.

This is an off market deal and no agents are involved.

I've never heard of this method before and I'd like to learn more about it.I see that you're involved in a turn-key business, so you might endorse it more than the average person would, but I do wonder if it's a legitimate way for someone to make money in REI. 

I also don't know how I could verify numbers (a.g. the amount paid to the wholesaler), since there is no HUD involved as it is a cash sale.

Some people hedge their bets, and go 50/50 fixed/variable (or some other ratio according to their best gambling/research beliefs, but then focus on paying one down quicker than the other once rates actually change). 

Your post is a bit vague; financial freedom can mean a lot of different things to different people, and it doesn't necessarily involve real estate. 

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.
